Real Estate Development Appraisal

This is an innovative module where students learn a range of topical issues in real estate development strategy and real estate property development practice through a group based learning assignment.

The module provides students with an understanding of the property development process and its interaction with overall property investment sector though a real-time project. It deals with constraints on development, property valuation including residual and cashflow methods, development appraisal techniques, development finance, advanced Argus and excel applications.

Property development process in Ireland

Site selection and strategy for assembly, development criteria, disposal strategy, zoning, density standards and guidelines.  

Market demand analysis including institutional, tenant requirements and inducements.

Funding arrangements and availability in the market.

Development Appraisal

Development valuation models, equations, sensitivity and scenario analysis.  Investment analysis and impact of different funding scenarios.

Student learning will be facilitated through

  • Targeted lectures from staff supplemented with tutorial work to familiarise students with new ideas and applications 

  • Periodic presentations led by students to class and lecturing staff 

  • Discussions in a classroom setting on relevant topics 

  • Independent study and research tailored by the students relating to their project and their skills development
