This module is concerned with the principles of design and the construction methods associated with low rise residential construction. Sustainable construction practice is explored in respect construction materials and methods. Building regulations and other statutory requirements associated with the construction of residential buildings will also be examined.
Foundations
Factors affecting foundation choice; site investigation; soil types; foundation types: normal strip, wide strip, stepped, raft, piling.
External Walls
External loadbearing walls; brickwork, blockwork, stonework; cavity walls: opening details, cold bridging; timber framed housing.
Floors
Ground floors: timber floors, concrete floors, suspended precast concrete floors; radon gas. Upper floors: support, strutting, external wall restraint, openings.
Pitched Roofs
Roof structure, cut roof construction, purlin roofs, trussed rafters; condensation and ventilation. Roof slating and tiling.
Flat Roofs
Structure, waterproof coverings, condensation and ventilation
Sustainable Materials
An exploration of sustainable materials and methods in respect to residential construction
Health and Safety
Identify and apply good management practice in respect to safety and health.
Building Regulations
Identify the main requirements of the building regulations that apply to residential construction.
U-values
Creation of elemental u-values; understanding thermal conductivity, thermal bridging, and condensation risk.
Sustainable Urban Drainage
Identify the requirements for SUDS in residential construction design.
Instruction is by means of lectures, tutorials, and classroom discussion. Coursework is set to assist the student in furthering their knowledge and understanding. Audio-visual aids in the form of photographic slides and video presentations are used to elaborate on lecture content and stimulate discussion. The module will be supported by a series of presentations by guest lecturers.
