Our campuses at Grangegorman, Aungier Street, Bolton Street, Blanchardstown, and Tallaght are enriched by students who benefit greatly from the Host Family/Digs accommodation you provide. Your spare room does more than just provide a bed for a student; it connects you to the rewarding experience of supporting a student's educational journey and contributes to their success. 

Accommodation Options 

As a host, you can offer various living arrangements from September to June, typically for 5 to 7 nights each week, including: 

• Room only
• Bed and light breakfast
• Full board (bed, breakfast, and evening meal)

In certain instances, students might require accommodation for 2,3 or 4 nights weekly. 

Reasonable Rent Caps: A Mutual Benefit 

Our students face unprecedented challenges in finding affordable accommodation; we invite the wider community to come together to offer a solution one room at a time.   

In our commitment to support students and accommodation providers, we have implemented reasonable rent caps that aim to ensure affordability for students while also promoting consistent occupancy for homeowners. By setting rent caps, we aim to strike a balance between making education accessible to students and providing homeowners with a stable, reliable income. 

Many of our students have limited financial resources, offering reasonably priced accommodation can make a significant difference for those managing tight budgets while pursuing their education at TU Dublin.

The income you earn from this arrangement may qualify for the tax-free Rent-a-Room Relief if it's under the annual threshold of €14,000. 

Renting a Room to a Student 

Owner-occupied properties fall outside the remit of the Residential Tenancies Board (RTB). Consequently, homeowners do not need to register these tenancies with the RTB, and both the homeowner and the student do not receive the rights and protections provided under the Residential Tenancies Act. 

The Department of Further and Higher Education, Research, Innovation and Science has introduced a voluntary regulatory framework and a sample license agreement to guide homeowners and students participating in the room rental scheme. This framework outlines key considerations for both parties, clarifying what homeowners should consider when renting out a room, and informing students about what to expect when accepting accommodation offers. 

It is recommended that you agree to a written licence agreement with your student before they take up your accommodation offer. 

The licence agreement includes the following: 

• How much the deposit will be 
• The date the deposit will be returned to you after the licence agreement has ended 
• The reasons for which you may keep part of the deposit (for example, unpaid rent or damage to property) 
• The method used to record that students have paid rent 
• Any general rules about your access to their bedroom (such as the notice you will give them) 

This licence agreement can be adjusted to suit the needs of the landlord and the student. 

TU Dublin acts solely as a facilitator and does not oversee the property or agreements. Licence agreements are directly between hosts and the student. We advise a deposit equivalent to two weeks' rent. 

The University is not a regulatory body and does not vet properties, landlords or homeowners.

Register as a Host/Landlord

To list your home as a Host Family/Digs accommodation, please visit www.tudublinstudentpad.ie/landlords and register. The process is user-friendly and will guide you through creating your listing, including photo uploads.

Once registered, you can create your advert and upload the photos of the accommodation. The step-by-step registration process will take you through account setup and placing your ad on the site.
