Thank you for opening your home to TU Dublin students. Our campuses at Grangegorman, Aungier Street, Bolton Street, Blanchardstown, and Tallaght are enriched by the Host Family/Digs accommodation you provide. Your spare room supports a student’s educational journey and contributes meaningfully to their success. 

Benefits of Hosting 

Hosting offers more than additional income. It provides meaningful connection, companionship, and community engagement. Students benefit from a stable, welcoming environment, while hosts experience the energy and diversity students bring to the home.

Accommodation Options 

Hosts typically offer accommodation from September to June, ranging from 4 to 7 nights per week. Options include:

  • Room only
  • Bed and light breakfast
  • Full board (bed, breakfast, and evening meal)

Some students may seek part-week arrangements (2–4 nights).

Reasonable Rent Caps: A Mutual Benefit 

We have introduced reasonable rent caps for rooms and self-contained units (e.g. granny flats) in owner-occupied homes. These caps are designed to ensure that accommodation remains affordable for students while offering hosts consistent occupancy and a reliable income.

Many TU Dublin students manage limited budgets, offering accommodation within these caps helps reduce financial pressure and supports access to education.

Income earned under €14,000 annually may qualify for Rent-a-Room Relief (tax-free).

Rent Caps 25/26

Please note, we reserve the right to remove properties from StudentPad if:

  • They do not align with rent caps

  • They appear unsuitable for student occupancy

  • They are not aligned with typical student affordability levels

Licence Agreements and Responsibilities

Owner-occupied home rentals are not governed by the Residential Tenancies Board (RTB), so we strongly recommend using a written licence agreement. This agreement helps clarify expectations and responsibilities for both parties.

The Department of Further and Higher Education, Research, Innovation and Science has introduced a voluntary regulatory framework and a Sample Licence Agreement Hosts 25.26 to guide homeowners and students participating in the room rental scheme. This framework outlines key considerations for both parties, clarifying what homeowners should consider when renting out a room, and informing students about what to expect when accepting accommodation offers. 

It is recommended that you agree to a written licence agreement with your student before they take up your accommodation offer. 

The licence agreement includes the following: 

  • How much the deposit will be 
  • The date the deposit will be returned to you after the licence agreement has ended 
  • The reasons for which you may keep part of the deposit (for example, unpaid rent or damage to property) 
  • The method used to record that students have paid rent 

This licence agreement can be adjusted to suit the needs of the host and the student. 

TU Dublin acts solely as a facilitator and does not oversee the property or agreements. Licence agreements are directly between hosts and the student. 

The University is not a regulatory body and does not vet properties, landlords or homeowners.

Register as a Host/Landlord

To list your home as a Host Family/Digs accommodation, please visit www.tudublinstudentpad.ie/landlords and register. The process is user-friendly and will guide you through creating your listing, including photo uploads.

Once registered, you can create your advert and upload the photos of the accommodation. The StudentPad Adverting Guide 2025/26 will take you through account setup and placing your ad on the site.
